We put the same time and effort into marketing a rental property as we do when selling a house. As well as featuring on our own website, your property will be given maximum exposure on the nations three biggest property portals, Rightmove, Zoopla and Primelocation. In addition, your property will also feature in the local property press every week until a tenant is secured.
The Letting Agency offer two levels of service; an introduction only service where we find and reference a tenant for your property and prepare all the necessary legal agreements; or a full, comprehensive management service for complete peace of mind. With our full service you really don’t have to do anything apart from watch your rent come in each month. All of the features below are included and once you’ve filled out our fact find form you can leave everything in our safe and experienced hands.
A member of our management team will be present at all viewings of our properties to let. This enables us to gather feedback and also to assess potential tenants in person, rather than relying on referencing alone. Good tenants who will look after your property and pay their rent on time are as much in our interest as they are in yours.
No tenant moves into a property we manage before we have carried out detailed checks and received the required references. Every tenant over the age of 18 will be required to complete our referencing process, which is managed by Goodlord. Tenants details, such as employment status, credit history and previous landlord references, right to rent and anti-money laundering are thoroughly checked before they are able to rent your property.
We provide access to rent guarantee and legal cover to all our landlords, so you can rest assured you’re covered for every eventuality. Whilst we rigorously check every new tenant, this guarantee will cover any unforeseen circumstances, such as tenant illness and inability to pay the rent.
The Letting Agency will manage and prepare the appropriate legal contracts between you and your tenant. These can be individually tailored for specific requirements and conditions. Once you are happy with the document we will arrange a suitable time and location for new tenants to check and sign the contract with our staff.
Before the start of every new tenancy we take a detailed inventory of the property in both written and photographic form, which the new tenant/s will check and sign. The inventory is then used as a reference when the tenants move out to assess any work required to return the property to its original condition.
As a rental property owner you are legally required to hold all tenancy deposits in a government registered scheme. At The Letting Agency we are members of the DPS (Deposit Protection Scheme) where all of our tenancy deposits are held. Many agencies ask for a month’s deposit, but at The Letting Agency we insist on receiving a month and a half’s rent upfront to ensure any potential damage to the property is covered. If there are pets or other special circumstances we are happy to request extra security.
Most agencies leave the transfer of utilities and council tax to the tenants or landlord, but not The Letting Agency. It’s all part of our comprehensive management service. We leave nothing to chance, logging all utility readings before transferring council tax and utility accounts into our new tenants name.
We perform regular inspections of all of our managed properties to ensure they are being maintained correctly, to check for any work that may need doing and to ensure that the tenants aren’t experiencing any issues. Initially we perform the first inspection at the end of the first month’s tenancy. After that inspections are conducted on a quarterly basis. For longer-term tenants with a perfect track record in a property we can arrange to carry out these inspections less frequently if all parties are in agreement.
To ensure you are achieving the best possible return on your investment we carry out regular rent reviews when we are legally able. The market demand is currently extremely high, so it is possible to achieve higher rents than you may imagine. Having said that, we always bear in mind that a good tenant is worth keeping.
